What are the advantages of short lets over long leases?
A
Short lets and long lets are similar in that both involve renting a privately owned property. However, with a short let, you do not commit to a 12 month tenancy, unlike a long-let agreement. The rent for a short let is higher. Also, as the rent is inclusive of the utilities and the tenant confirms information about the final costs of his/her rental, you would not need to worry about bill transfers.

How can I increase my chances of getting a tenant?

When we first inspect your property, we offer you our recommendations on location, type of property, standard equipments, and furniture needed for letting purposes to help you maximise your rental income and attract tenants.

Do you manage my property for me?
A
Upon signing the maintenance contract, we coordinate and manage all repairs and routine maintenance works as per your contract. However, if the repairs are undertaken outside the contract, the generated cost will be deducted from your rental income.

Can the maintenance contract be customised to suit my needs?
A
Sure. We consult you with regards to a maintenance contract that suits your individual needs.

Is there an annual administration and marketing fee?
A
Yes. The annual administration and marketing fee is AED 4,000 and is paid in advance upon signing the Management Contract.

What about a rental management fee?
A
The rental fee (which is 20% of the total rental collected) is automatically deducted from the total rental income, each time the property is let out.

What additional benefits I can avail by listing my property with Better Stays?
A
We can assist you in maintaining swimming pools and gardens, deep cleaning and external cleaning of windows, furnishing your property on your behalf, and also arrange for DEWA, cable, and internet connection services. Our fee for providing this service will be AED 250 per connection. Also, before, during, and after each letting (for a minimum stay of 7 days), your property undergoes full cleaning that also involves replacement of toilet rolls and change of bedding and towels (including tea towels).

Does Better Stays conduct regular inspection visits to my property?
A
Yes, visits are carried out at least once every fortnight to ensure that the property is clean and tidy. We also test all appliances and electrical and water systems to make sure they are in working order, so that the property is ready for occupancy.

How does Better Stays manage all rental enquiries about my property?
A
Our dedicated Reservations team responds to all rental inquiries and keeps booking calendars and availability charts and secures all bookings by taking advance deposits.

Will Better Stays send me regular updates on the status of my property?
A
Yes. We provide a monthly landlord statement informing you about all rental revenues generated during the reporting period. We also send you a report on the general status of the property and provide professional advice and recommendations on any renovation needed to secure a high rental income.

Can Better Stays help me insure my property?
A
We understand the importance of an insurance policy to cover your property. We provide you with different quotations from select insurance companies, so that you can choose what works best for you.
