The Greens


It is not all about the shopping, though, Barsha is an excellent choice for families, as large parts of the district are given over to spacious villas and there are a number of schools within easy reach. The area nearest the mall features mainly low and mid-rise apartment blocks. In years gone by, Barsha’s apartments were considered an affordable option, but in common with the rest of the city, prices are climbing. Prices may stabilise as there is still land available for development, which may mean more supply to meet the demand.


Barsha’s villas tend to be on the large side and offer variety in terms of design. Homes built with traditional Arabian-influenced architecture in mind are available as well as ultra-modern clean lines and asymmetric design. Homes that appear to draw inspiration from British Regency architecture are also on offer.
The district tends to be considered as one of the quieter areas of Dubai, but it benefits from a variety of small, local shops as well as several large supermarkets.


One of the key selling points for many is the tranquil Barsha Park, a great spot for socialising and exercising when weather permits at evenings and weekends. The district also has its own post office in Barsha 1, so, if you like to regularly send parcels home or prefer to pay your bills the old fashioned way, the facilities to do so are on your doorsteps. Healthcare is also taken care of with the Saudi German Hospital, and Al Zahra Private hospital both based in the district.

Neighbouring districts

If a villa in Barsha is not within your budget, you could consider The Greens, which borders the district,
and thanks to its peaceful location and mid-rise accommodation, has become one of the more sought-after areas of the city. The buildings are clustered around attractive courtyards, providing a community feel,
and there is a choice of studios and one, two and three bedroom apartments.


Also nearby is Tecom, another part of the city that has been considered affordable in the past but it is becoming more desirable as rents increase across the Emirate. Tecom is a lively district, home to a number of hotels and night spots, so if you like socialising, you could find that this is the place for you.


If you are looking to rent an apartment in Barsha, you will find that they are in demand, with a one bedroom property setting you back AED 75,000 per annum. Villa rental prices start at AED 200,000 for a five bedroom, 5,000 sq. ft. home featuring Arabian architecture. Purchase prices start at AED 6.9 million for a single level four-bedroom 15,000 sq. ft. property.


If The Greens is more your style, one bedroom apartments rent from AED 85,000 per annum,
while two-beds are listed at AED 125,000. A four bedroom apartment will cost AED 225,000 per year.
