The Park or The Bay?

Sunday, July 27, 2014

There’s no doubt Dubai’s growth is staggering with a host of exciting new areas now open. From high rise living to gated communities, we look at two districts to help you decide which is right for you.

JUMEIRAH PARK

Just behind JLT, between Discovery Gardens and Emirates Hills, you’ll find Dubai's newest residential district, Jumeirah Park. Developed by Nakheel, the community contains more than 2000 villas, spread across 350 hectares.

JUMEIRAH PARK

The district is laid out in three clusters, each with its own theme: Heritage, Regional and Legacy. Villas are available as 3, 4 or 5 bedroom designs ranging from 3569 sq. ft. to 5479 sq. ft. and can be customised to suit your lifestyle.

New? How new?

As a new development, many of the amenities are still on their way, but once established Jumeirah Park will boast all the comforts and conveniences you’d expect from a luxury villa development.

Among them is the 11,000 sq. ft. Community Centre, with a supermarket, restaurants and cafes and more than 30 retail shops.

Summing up

If you’re ready to make a sacrifice or two to get in early, Jumeirah Park offers you and your family space, luxury and the great outdoors.

  • Great for families who love the outdoors and need plenty of space
  • Ten minutes’ drive to Marina, JLT and Ibn Battuta Mall
  • Parks, shops and amenities are still being developed, long term benefits
  • Signage is not up yet, so it’s sometimes tough for visitors to find their way around.

Price range

BUY

Three bedroom villas from AED 3.8 million to AED 4.7 million for 5 bedroom villas

RENT

Annual leases for three bedroom villas start at AED 220,000 to AED 290,000 for 4 bedroom villas

BUSINESS BAY

Although it’s all about business at Business Bay, you’ll also find a host of great residential offerings, all right in the heart of Dubai next to the Burj Khalifa.

BUSINESS BAY

Spanning more than 80 million sq. ft., Business Bay is conveniently central, with easy access to both Al Khail and Sheikh Zayed Roads. A more affordable alternative to Downtown Dubai just next door, you’ll find a vast range of residential options -from uber-chic luxury to comfortably middle class.

Location, location

Although access roads can jam quickly at peak times, like many areas in Dubai, it’s close to the Metro - perfect if you’d prefer to leave the car at home.

As a new area with developments still launching, there are still few shops, supermarkets, restaurants and other amenities in some areas. Being a mainly high rise district, parks and gardens are not a feature, though most building have their own swimming pools and gyms.

Summing up

Although it lacks some of the outer beauty of other areas right now, Business Bay will develop into one of Dubai’s most central areas to live.

  • You’re right in the heart of Dubai between ‘old’ and ‘new’ Dubai
  • Close to the Metro
  • With high rise living offering fewer areas for kids to play, it’s better for singles or couples
  • Just 10 minutes minutes’ drive to Safa Park and Jumeirah Beach
