Business Bay is in a very convenient location, especially if you want to live near Downtown Dubai and Sheikh Zayed Road but pay less rent. It’s close to Emaar Square and the commercial outlets there, such as premier dining options, banks and travel agencies. Then there’s Dubai Mall, Burj Khalifa and Dubai Fountains, which are very close by. There are smaller shopping malls, such as the one at the base of Executive Towers, cafés, great restaurants in many hotels, supermarkets, pharmacies, salons, tailoring outlets and domestic staff recruitment firms. Bay Avenue Park provides a small yet inviting grassy area complete with fountains, a running track and a skate park. Reports suggest a larger park will also be completed in the future. Getting around
While traffic can get congested at rush hour, you don’t always need a car as the Metro is nearby. It’s also a pleasant area to walk around, and will be even more scenic once RTA’s Business Bay Canal Extension Project is complete. Existing roads and bridges are being modified in
order to extend the canal through Jumeirah to the Arabian Gulf. Cycling and walking paths will run alongside the canal and marine transport will be provided for residents and tourists alike. Your living options
Apartments in Business Bay tend to be spacious and more affordable than neighbouring Downtown Dubai. You’ll find studios and one, two, three and four bedroom apartments with generous layouts, especially in Executive Towers – a cluster of 12 towers (comprising ten residential, one commercial and one hotel), the first to be built in the area five years ago. Studios average 700 sq. ft. and one bedroom apartments 1,200 sq. ft. – much larger than in other areas in the city. All the residential towers have good facilities for residents to use, such as swimming pools and gymnasiums but most tenants have to pay for their air-conditioning through Empower. There are some villas in Business Bay, built at the pool level of bigger buildings, such as Executive Towers. These large properties are very pleasant, going up to 4,600 sq. ft., with lovely views of Burj Khalifa.
The spacious apartments, lower rents and proximity to Downtown make Business Bay an attractive option for a lot of families. It’s also a good base for executives who tend to stay in the new towers. Property prices

We’ve lived here for three years and love the spacious apartment and great location. Even though we’ve now got twins our two-bed is still large enough for the four of us. When they grow up we will need to upgrade to a larger property and perhaps a different area, to be nearer schools, but for now it is very convenient for us. We have a choice of shops, cafés and restaurants within the complex and wider Business Bay area; it’s close to Amir’s job as a recruitment director in DIFC; we can easily get to Dubai Mall and the Fountains; and there are good playgroups nearby.
