Who is required to register their property with Ejari?
If you are a landlord and have leased your property to a tenant, you are required to register your tenancy agreement with Ejari.
Which types of properties require Ejari registration?
Ejari registration is mandatory for free-hold and non-freehold properties as well as residential and commercial properties within the emirate of Dubai.
What are the benefits of registering a property with Ejari for the landlord and tenant?
Ejari establishes a transparent relationship between the landlord and the tenant so that both parties are fully aware of their rights and obligations and are protected. It also integrates the tenancy agreement into the legal framework and is therefore recognised by all government departments across the emirate of Dubai.
Is Ejari mentioned in the Dubai Law?
Yes, under Law No. 26 of 2007, regarding regulation of relations between tenants and landlords. This makes it mandatory to register tenancy contracts with RERA through the Ejari system.

Do landlords have to register their property every year with Ejari?
The registration of property is only done once. Once the property is registered with Ejari, it will appear in the Ejari system. Thereafter, each year, the tenancy contract can be renewed or a new tenancy contract recorded for a new tenant.

What is the most important aspect of Ejari?
Having the title deed is very imporant as it is an ownership document provided by the Dubai Land Department, which verifies your purchase and ownership of the property. Ejari registration can only be done if the title deed is obtained from the Dubai Land Department.
