What documents does my tenant need to provide?
A
Your tenant needs to provide you with the following documents.
  1. Passport copy
  2. Residency visa copy
  3. Security deposit
  4. If the tenant’s visa is under process, in addition to the above, he/she should also provide a letter from their company stating the same.

What is a Tenancy Contract?
A
It is the agreement which is drawn up between yourself and the tenant.

What is the term of the Tenancy Contract?
A
Tenancy Contracts are usually for a period of one year and renewable thereafter.

How can I speed up the leasing process?
A
From experience within our leasing division, we have found that providing some of the following helps to lease a property.
  1. Kitchen appliances (i.e. white goods) including cooker and refrigerator
  2. Landscaping to part or all of the garden area
  3. Rent-free period
  4. Flexibility on the number of post-dated cheques for rentals
  5. Direct payment of agency fee

Am I required to fully furnish the property?
A
Fully furnishing the property is not necessary. However, landlords have found that by supplying some items as listed above helps to lease the property.

Is it mandatory for me to clean my property prior to the handover?
A
Yes, it is common practice for the landlord to clean and service the property prior to handing over.

If my villa has a private pool and garden, do I arrange to maintain both?
A
The tenant has the responsibility for the cleaning and adding of chlorine and water to private pools. The landlord is responsible for the maintenance of the engine and the pump.

Does the tenant pay any maintenance charges?
A
No, the maintenance of the property is the responsibility of the landlord. A clause stipulating this should be stated in the contract.

Can my tenant alter the structure of my property?
A
No, the tenant is not allowed to make changes without express permission from the landlord.

How much does my tenant pay as a security deposit?
A
This can vary. However, it is usually *AED 5,000 for an apartment and *AED 10,000 for a villa.

Is this deposit refundable?
A
This security deposit is fully refundable on the condition that you receive the property in the condition in which it was let.

How would my tenant pay the rent?
A
The rent is paid in full, in advance by means of post dated cheques. The number of cheques is a negotiation between the landlord and tenant.

Can I increase the rent in the following year?
A
Rental increases are governed by the prevailing municipal laws. Please check with our leasing consultant on the current conditions.

What happens if my tenant breaks the Tenancy Contract?
A
Speak with our leasing consultant to discuss full details and options available to you.

How many days notice should my tenant give me if he/she wishes to vacate?
A
This should be stated in the tenancy contract. Usually a 60 days notice period is required in writing before the end of the contract.

Can I ask my tenant to leave after one year, even though he/she has spent money on my property, such as buying curtains and setting up a garden?
A
The Tenancy Contract should cover the renewing on the contract.

What is the rental yield that I can expect?
A
Rental yields may vary depending on the property itself. Should you require a formal valuation on your property, a qualified surveyor can be appointed.
