Define Your Needs and BudgetChoose the size, design, and specifications of the townhouse you want to build. Then, define the exact financial plan involving the purchase price, fees (legal, agency, and registration), and possible financing costs. If needed, consider mortgages and pre-approval.
Research Developers and ProjectsResearch the profile and recognition of developers active in Downtown Dubai. Focus on companies with a good record of implementation and project completion. Study the project master development plan, the facilities to be provided, the completion date, and the down payment. Compare and contrast the project's locations and views with the focal point of Downtown Dubai and its amenities.

Your agent can assist in negotiating a good deal, and they will guide you through the process of an off-plan purchase.
Due Diligence and Legal AdviceYou should search for the Sales and Purchase Agreement (SPA) with your legal adviser. Be wary of payment terms, completion dates and timeframes, cancellation provisions and other legalities. According to the laws of Dubai, make the payments go into an escrow account to safeguard your interests. Seek advice from a professional real estate appraiser to ensure that the price you are asking is fairly set.
Understand the Payment PlanTraditionally, off-plan payments have been made based on certain construction stages. Know the payment schedule and whether or not it’s possible to make the payments on time. This includes the payment arrangements before and after the townhouse handover.
Visit the Show Home (if available)If the developer has a show home or model townhouse, it is advisable to visit them to get a real feel for the model layout, finish, and design.
Reserve the Townhouse and Sign the SPAGenerally, once you have decided on a special townhouse, you contract a reservation agreement and pay a deposit. After legal consideration, the final signed documents are the Sales and Purchase Agreements.
Monitor Construction ProgressConsult with the developer or agent regularly to inquire about the construction programs. You should also visit at least occasionally to see the construction work firsthand.
Handover and SnaggingUpon completion, the developer will obtain a Completion Certificate. Before the handover, the townhouse must be thoroughly inspected (snagged) to identify any defects or issues the developer needs to address.
Final Payment and HandoverMake the final payment according to the SPA. Then, you will receive the keys to your new townhouse and officially take ownership.
Understand that real estate markets are dynamic and, thus, changeable.
