The area.

Barsha is a diverse community of expatriates and UAE Nationals living in a range of accommodation types, from elaborate villas to standard apartment blocks. The Mall of the Emirates is the dominant landmark and has everything you need located under one roof, including high-end fashion, restaurants, cafés, cinemas, an indoor ski slope and a large Carrefour supermarket. Residents living near the mall are generally in apartments where there’s a vibrant community buzz from many delicious and affordable delis, restaurants and coffee shops, plus dry cleaners and other retail outlets that are interwoven around the residential blocks. While Barsha’s villa community lifestylis just a couple of streets away it has a quiet atmosphere. Residents enjoy the suburban environment that has grown naturally over the years and take advantage of the many public and private spaces, enjoying strolls with prams and dogs. There are several great hotels in Barsha, notably the eye-catching Kempinski Hotel Mall of the Emirates, which you can’t miss when you drive past it on Sheikh Zayed Road. The community is also well known for its many banks, schools, and two large hospitals. Barsha’s park is quite big and great for joggers and walkers, with running tracks and outdoor gym equipment. Opposite the large Emirates NBD branch is a beautifully designed mosque.

Your living options.

There are many apartments and villas, although the main residential area is Barsha 2 and 3 comprising mostly independent villas. These are locally-owned by Emiratis or GCC members and are very private, custom-built properties. There are some very large villas of between 10,000 and 15,000 sq. ft.. For this reason, average property prices are on the high side. Villa sales prices can start at AED 10 million or between AED 30 million to AED 40 million for the larger and more luxurious properties. Prices really depend on the property and plot size, the level of finishing and the location, whether it’s on the main road or inside a private driveway. Meanwhile, those looking to lease an apartment should head to those clustered near Mall of the Emirates in Barsha 1. You’ll find apartments from studios to three bedrooms with all facilities and amenities close to hand.

Best for.

Because of the schools and hospitals in the area, Barsha villas are very popular with families from the UAE or wider GCC region. The apartments attract expats, married couples, and professionals.

Getting around.

Located between two main highways, Sheikh Zayed Road and Al Khail Road, Barsha is conveniently situated and has easy access to the rest of Dubai and to Abu Dhabi. You can easily live there without a car, with Mall of the Emirates Metro close to hand and plenty of passing taxis.

"When we moved to Dubai just over a year ago, we stayed in The Golden Tulip Hotel just around the corner. We liked the area straight away because it is so convenient and central, especially when we were new to Dubai and wanted to explore. The Mall is just five minutes walk away, the Metro ten minutes; the restaurant owners nearby are all really friendly and the food is affordable; and salons and shops are all close by. The hotels in Barsha have amazing spas where we like to unwind at the weekend. We had our heart set on an apartment in Saratoga because they are quite modern and spacious in comparison to other places we’d viewed and the kitchen is excellent. Running tracks and outdoor gym equipment."
