The Sustainable City area guide

About The Sustainable City

The Sustainable City is located on Al Qudra Road in Dubailand, around 30 kilometres from central Dubai. Developed by Diamond Developers, it was designed as one of the UAE’s first fully operational net-zero energy communities. Construction began in 2013, with residents moving in from 2015. Spread across 113 acres, the community is divided into five residential clusters, each built around its own urban farm. A network of jogging and cycling tracks connects the neighbourhoods, while solar power, recycled water and car-free internal areas support a more sustainable way of living. The community includes around 500 villas and 89 apartments, with close to 3,000 residents.

Location and connectivity in The Sustainable City

Location and connectivity in The Sustainable City

The Sustainable City is located within Dubailand, close to DAMAC Hills and Arabian Ranches, with Mudon and Al Waha only a short drive away. Al Qudra Road (D63) runs alongside the community, while Emirates Road (E611) provides easy access to other parts of Dubai. Downtown Dubai and Dubai Marina can be reached in around 20 to 30 minutes, depending on traffic. Al Maktoum International Airport is approximately 20 to 25 minutes by car. Public transport is limited, so most residents rely on a car, taxi, or ride-hailing service for longer journeys.

Transportation and parking in The Sustainable City

Inside the community, residents can walk, cycle or use electric buggies, with cars kept outside the centre of each residential cluster. Villas are reached on foot from shaded parking areas, with the walk ranging from around 10 to 85 metres. Each villa comes with two parking spaces beneath solar-panelled carports. The solar energy generated helps power street lighting, EV charging points, and the community’s water treatment system.

Public transport connections in The Sustainable City

Dubai metro

  • There is no metro station within the community
  • The nearest option is the Mall of the Emirates Metro Station, around 25 minutes away by car
  • Most residents drive or take a taxi to reach the station

Public bus network

  • RTA buses stop near the main entrance to the community
  • Route F32 connects the area with the Mall of the Emirates Metro Station
  • Route J02 provides connections towards Dubai Production City and Dubai Sports City

Taxis and ride-hailing

  • Uber and Careem operate in the area
  • RTA taxis can also be booked through the app or picked up near the community entrance
  • Taxis may take a little longer to arrive during off-peak hours.

Roads and private vehicles in The Sustainable City

Most homes include two dedicated parking spaces, shaded by solar panels that contribute to the community’s power system. Internal roads within each cluster are designed for walking and cycling, creating a quieter residential environment. Visitor parking is available at the edge of each cluster, although availability can be more limited during weekends and community events. A private car is still the most practical option for school runs, shopping and journeys beyond the community.
