RERA states that there must be only one Ejari registration against each property. A tenant cannot register with a new Ejari, and a landlord cannot lease their property to a new tenant unless the previous Ejari has not been cancelled.

  • The Emirates ID of the tenant and the landlord
  • Certificate issued by Ejari
  • Passport of the tenant
  • No Objection Certificate (NOC) by the landlord with details like name of the landlord, building title, DEWA premise number, plot number, personal information of the tenant, and a statement of vacancy.
  • The most recent and paid DEWA bill issued to the tenant
  • Tenancy agreement signed by both parties
  • Termination letter from the landlord

For commercial property, the owner and manager are required to present their Emirates ID and trade licence.

A copy of the tenancy agreement is required if you are cancelling Ejari through the app.

There are multiple ways to cancel Ejari online.

Via DLD's Website

  • Go to DLD's official website
  • Click the "Services" tab
  • From the drop-down menu, click "tenant."
  • Click "Real Estate Rental Services"
  • Choose to "Request for Cancellation of Ejari Contract"
  • Click the green tab "Access this Service" on the top left
  • Log in to your DLD account as an owner/tenant/individual/business owner

You can also log in with your UAE Pass by entering your mobile number, email address, Emirates ID, or login credentials.

Via Dubai Rest App

  • Sign up for the Dubai Rest app
  • If you already have an account, sign in
  • Fill in the required details
  • Upload the documents
  • Submit the application
  • After approval, you will receive an email

Ejari Cancellation Through Trustee Centres

Visit the Real Estate Trustee Centres, also known as Ejari Cancellation Centres, and submit the required documents. Once the fee has been submitted, the officer will verify and approve the case.

RERA may cancel the request if the property is involved in a legal dispute or has other issues. In such cases, the matter can only be resolved through Trustee Centres.

It is the tenant's responsibility to cancel the Ejari as soon as they move out.

Ejari Cancellation Fee

The cost of Ejari cancellation depends on the method you choose. Cancellation through the Dubai Rest app is free. However, if you choose Trustee Centres, the cost is AED 40 (excluding VAT).
