Meydan community update: August 2026
August 2026 was relatively quiet on the ground in Meydan, but it brought a significant development for the community's future connectivity. Dubai's Roads and Transport Authority (RTA) confirmed a AED 1.161 billion road upgrade that will directly serve the area. Here's everything worth knowing about the latest happenings in the community, brought to you by one of betterhomes' real estate agents in Dubai, area specialist for Meydan, Jaydan Clements.
New openings: cafés, restaurants, gyms and amenities
Meydan's café, restaurant, gym, and amenity scene remained largely unchanged in August 2026, with established venues continuing to serve the community rather than any major new openings arriving this month.

Nearby, however, the new NAS Gardens Community Mall opened within Meraas' Nad Al Sheba Gardens development. Featuring cafés, restaurants, fitness facilities and a nursery, the mall adds another convenient option for Meydan residents due to its close proximity to the community.
Community events and social gatherings
August 2026 fell firmly within Meydan's quieter summer period, with the community calendar relatively subdued during the month.
Meydan's major events, including the Dubai World Cup and the wider Dubai Racing Carnival, take place during the racing season from November to March. Activity around the community therefore tends to build later in the year, rather than during the summer months.
Construction, infrastructure and new facilities
On 30 August 2026, Dubai's RTA awarded two contracts worth a combined AED 1.161 billion for the Al Meydan Street Development Project, one of the authority's key strategic road upgrades. The project will deliver 3.7km of bridges and 17km of roads, alongside cycling tracks connecting to Dubai's wider cycling network. Completion is scheduled for the end of 2028. The development will directly serve communities with a combined population of more than 500,000, including Dubai Hills, Nad Al Sheba, Mohammed Bin Rashid Gardens, Dubai District One and Al Barari.

RTA Director General Mattar Al Tayer said the upgrade will increase north-south traffic capacity by 18% and reduce travel time between Al Manama Street/Dubai-Al Ain Road and Umm Suqeim Street from 30 minutes to 10 minutes, representing a 66% reduction. The project will also convert the Al Meydan Street-Muscat Street junction and the Al Marabea' Street-Al Meydan Street junction into grade-separated interchanges, while adding a 700-metre elevated link designed to improve access for Nad Al Sheba residents.
Resident sentiment: complaints and celebrations
The clearest positive development for residents this August 2026 was the announcement of the road project, which provides a more tangible outlook for improved connectivity and shorter commute times in the years ahead.
At the same time, familiar concerns remain. The lack of a direct metro connection, construction noise in parts of the community, and relatively limited schools and healthcare options nearby continue to create some inconvenience for residents.
New project launches and off-plan activity

Meydan's pipeline of new off-plan projects in Dubai was relatively quiet on the announcement front in August 2026. The community's most significant recent off-plan story remains Mercedes-Benz Places, an AED 30 billion, 10-million-square-foot master-planned district by Binghatti, one of the leading developers in Dubai. This is a branded residential development, bringing together Mercedes-Benz design with spacious, thoughtfully planned homes. The tower offers 2-, 3-, and 4-bedroom residences with floor-to-ceiling views, refined interiors, and a strong focus on comfort, privacy, and everyday living.
Biggest highlight of the month
The RTA's AED 1.161 billion Al Meydan Street Development Project was the standout development for Meydan this month. Backed by a defined construction programme and specific improvements to capacity and journey times, the project represents a significant commitment to easing congestion and strengthening connectivity across Meydan and neighbouring communities by 2028.
