Al Furjan community update: September and October 2026

September and the first half of October 2026 brought one of the biggest connectivity upgrades Al Furjan has seen since its metro station opened. Etihad Rail's Dubai passenger station, Al Yalayis, welcomed its first travellers just one metro stop away, construction kept moving across the community's newer residential buildings, and betterhomes' latest data shows apartment values holding firm. Here's everything worth knowing in this Al Furjan community update, brought to you by our area specialist for Al Furjan, Iona Ruse.

What Al Furjan tenants and buyers are asking for

Since Etihad Rail's launch, the question clients ask most is how the new station changes the daily commute, particularly families and professionals who work in Abu Dhabi or split their week between the two cities. Apartments within walking distance of Al Furjan Metro Station continue to draw the most interest from tenants, while buyers are weighing ready homes against the community's newer off-plan buildings.

Getting around: what Etihad Rail's Al Yalayis Station means for residents

Etihad Rail's Al Yalayis Station opened to passengers on 30 September 2026 off Sheikh Mohammed Bin Zayed Road, within easy reach of Al Furjan. The station sits opposite Jumeirah Golf Estates Metro Station, linked by a 400-metre elevated walkway, and Jumeirah Golf Estates is the very next stop from Al Furjan Metro Station on the Red Line. That means residents can go from the community to a national rail platform without getting in a car.

From Al Yalayis, Abu Dhabi's Mohammed Bin Zayed City Station is about an hour away, with Comfort fares from AED 39, Premium fares from AED 109, and five trains running in each direction daily. Paid parking is available at the station for those who prefer to drive there.

The station also sits close to several of Dubai's key destinations by road, including Expo City Dubai (10 minutes), Dubai Hills Estate (18 minutes), Palm Jumeirah (22 minutes), Al Maktoum International Airport (27 minutes), and Dubai International Airport (40 minutes). Local businesses are already leaning into the link, with ECOS Dubai Hotel at Al Furjan highlighting its metro and rail access as it launched winter stay offers, including a 30-night package from AED 5,499, on 15 October 2026.

Construction, infrastructure and new facilities

Building work continues on several residential projects in Al Furjan. MAAIA's La Clé has reached 70% completion on its main structural framework and remains on track for handover in Q2 2027 (April to June 2027). Arista Properties also broke ground on its headquarters development in the community in July 2026, adding to the commercial mix along Al Furjan's edge.

Beyond Al Furjan's borders, the wider area continues to gain momentum, with GITEX Global moving to the Dubai Exhibition Centre at Expo City Dubai from 7 to 11 December 2026, a short drive from the community.

Resident sentiment: complaints and celebrations

Al Furjan residents are celebrating stronger transport links, with both metro and national rail access now within one stop of the community, keeping it one of the better-connected family communities in this part of Dubai. Its established hubs, Al Furjan Pavilion, Al Furjan West Pavilion, and Al Furjan Club, also continue to cover daily needs, from groceries and cafés to a lap pool, sports court, and gym.

On the other side, a few frustrations remain. Ongoing construction across Al Furjan's newer plots means noise and site traffic in some pockets of the community. Early rail users also noted that Nol cards can't yet be used at Al Yalayis, with no rollout date announced so far.

Al Furjan property prices: what your budget gets you

According to betterhomes data, apartments in Al Furjan averaged AED 1,288 per sq ft in Q3 2026 (July to September 2026), up 1.2% year on year, while villas and townhouses averaged AED 1,583 per sq ft. For renters, average apartment rents stood at AED 89.7 per sq ft per year, and villa and townhouse rents at AED 79.8 per sq ft per year, over the same period.

New project launches and off-plan activity

No major new launch landed in Al Furjan between September 2026 and mid-October 2026, but the community remains one of the busier spots for boutique off-plan projects in Dubai. The most notable recent addition is Orvessa Residences by BNW Developments, the Ras Al Khaimah developer's first Dubai project, launched in April 2026. Designed with fashion designer Michel Adam, it offers 92 one, two, and three-bedroom apartments with a rooftop pool, co-working spaces, and a kids' play area.

Earlier in the year, YAS Developers launched Casa Altia in February 2026, a boutique building of 72 one, two, and three-bedroom homes from AED 1,700,000, with completion scheduled for Q1 2028 (January to March 2028). Symbolic Developments' AED 210 million Zen Residences also continues to sell in the community. For buyers who prefer resale homes, betterhomes tracks the latest villas for sale in Al Furjan, including Nakheel's townhouse and villa clusters.

Biggest highlight of the month

The opening of Etihad Rail's Al Yalayis Station on 30 September 2026 was the standout story for Al Furjan this period. With Abu Dhabi now about an hour away by train and the station just one metro stop from the community, Al Furjan has become an even more practical base for families and professionals who split their week between the two cities, while apartment values held steady through Q3 2026 (July to September 2026).
