Expo City Dubai community update: September 2026

September 2026 was a landmark month for Expo City Dubai, with Etihad Rail opening a new station on the same Red Line branch that serves the community, continued momentum across its residential districts, and confirmation that GITEX Global is relocating to the Dubai Exhibition Centre this December 2026. New openings: cafés, restaurants, gyms and amenities

The community's day-to-day offering continues to build out around existing anchors such as Rove Expo City on Al Wasl Plaza and Cheval Maison, the refurbished Leadership Pavilion hotel with 151 rooms and studios plus one, two, and three-bedroom apartments, alongside British Orchard Nursery's branch in the community. American Hospital Dubai also has an Expo City Clinic in the works, covering primary care, paediatrics, cardiology, obstetrics and gynaecology, orthopaedics, and imaging, after signing the agreement in February 2026.

Community events and social gatherings

The standout story for the community this September 2026 was confirmation that GITEX Global will move to the Dubai Exhibition Centre, Expo City Dubai, this December 2026, the first time in the show's 45-year history that it has left Dubai World Trade Centre. The event, running from 7 to 11 December 2026 with the GITEX Scale Summit opening proceedings, is expected to draw more than 200,000 attendees and around 6,800 exhibitors from over 180 countries.

The move builds on a strong start for the Dubai Exhibition Centre itself. Its first phase opened in January 2026, about six months ahead of schedule, with 140,000 sq m of space and capacity for 50,000 visitors a day, and it hosted Gulfood and the World Health Expo from 9 to 12 February 2026 as its first major events.

Construction, infrastructure and new facilities

Connectivity around Expo City took a step forward this September 2026. Etihad Rail's new Dubai Al Yalayis Station, at Jumeirah Golf Estates on the same Red Line branch that serves Expo City, was inaugurated on 28 September 2026 and opened to passengers two days later on 30 September 2026, linked to the Jumeirah Golf Estates metro station by a pedestrian bridge. Etihad Rail fares start from AED 39 to Abu Dhabi and AED 29 to Fujairah, with the Abu Dhabi to Dubai journey taking roughly an hour.

Nearby, work also continues on Al Maktoum International Airport's AED 128 billion terminal project, about five kilometres from Expo City, with the Dubai Media Office reporting AED 13 billion of contracts under way as of June 2026 and more than AED 55 billion more due to be awarded by the end of 2026. The airport's first phase is targeted for 2032. Within Expo City itself, the Dubai Exhibition Centre's own expansion continues on a staged timeline, with phase two set to bring capacity to about 65,000 visitors a day by 2028, and phase three adding a hotel of more than 300 keys by 2031.

Resident sentiment: complaints and celebrations

Confidence in Expo City's long-term growth got a boost this period, with DP World confirmed to be moving its global headquarters to the community and a new AED 1.75 billion mixed-use project planned next to the Dubai Exhibition Centre. Recorded resale transactions back up that confidence on the ground: Mangrove Residences units changed hands at AED 1,900,000 and AED 2,650,000 in January and February 2026 (AED 1,960 and AED 1,925 per sq ft respectively), with a two-bedroom at Expo Valley Views re-selling at AED 2,632,000.

At the same time, the community's asking prices softened slightly over the past year, a reminder that Expo City is still a young, fast-growing market finding its footing. Everyday amenities are also still catching up with demand: a school for the community is planned in Expo Fields but not yet open, and the area remains about 37 km from Downtown Dubai.

New project launches and off-plan activity

Expo City Dubai, the community's own master developer, continues to roll out new off-plan projects in Dubai across its five districts. The latest addition, Ghadeer at Expo Valley Views in Expo Valley, is a nature-inspired development of eight low-rise buildings with one to three-bedroom apartments starting from AED 1,594,000, alongside Al Waha Residences, former country pavilions now being converted into one and two-bedroom apartments and lofts, with lofts starting from AED 3,970,000.

Elsewhere, Sky Residences in Expo Fields (around 420 homes, from AED 1,872,644) and Sidr Residences (three towers, from AED 1,880,000) continue to add to the community's growing housing stock, while Emaar's Terra Heights, just outside Expo City itself, offers one and two-bedroom homes from AED 1,400,000.
