Dubai Marina community update: July 2026

This July, Dubai Marina has three big things happening at once: a major new road bridge nearing completion, Dubai Summer Surprises in full swing across the city, and early signs that the community's long-standing traffic complaints may finally start easing. Here's everything worth knowing from the neighborhood this month, brought to you by our Dubai Marina community expert, Oliver Banks.

New openings: cafés, restaurants, gyms & amenities

It's a quieter month on the openings front for Dubai Marina specifically. However, the community's recent additions continue to draw crowds: Wellfit's 35,000-square-foot flagship at Al Fattan Business Hub remains the Marina's largest gym, and Clubist, the Pilates-and-wellness club that opened earlier this year, has kept building a following as one of the area's go-to fitness destinations. The pace of new launches is expected to pick up as the summer slowdown comes to an end.

Community events & social gatherings

One of the key citywide highlights this month is Dubai Summer Surprises (DSS) 2026, running from 2 July to 30 August. The programme brings together retail promotions, dining offers and family entertainment across Dubai, with a number of hotels, malls and restaurants around Dubai Marina taking part.

Highlights include the Great Dubai Summer Sale, which runs until 2 August with discounts of up to 90% at participating retailers, as well as Summer Restaurant Week from 13 July to 2 August, featuring set menus at more than 55 venues across the city. Closer to home, Dubai Marina’s waterfront restaurants continue to offer plenty of options for residents, while Dubai Marina Yacht Club maintains its calendar of regular social and networking events.

Construction, infrastructure & new facilities

A major connectivity update for Dubai Marina residents this month is the new bridge linking Sheikh Zayed Road directly to Dubai Harbour. The RTA opened the first phase of the AED 431 million, 1.5 km project on 19 June, reducing travel time from around 12 minutes to approximately 3 minutes for motorists approaching from both the Deira and Jebel Ali directions.

With construction now around 90% complete, the remaining links connecting Dubai Harbour traffic towards Al Naseem Street and the King Salman Bin Abdulaziz Al Saud Street intersection are expected to open this month. Once fully operational, the project should help improve traffic flow and ease congestion around Dubai Marina and neighbouring waterfront communities.

What residents are saying

Traffic continues to be one of the main challenges for Dubai Marina residents, particularly during peak hours along Al Sufouh Road and the community’s internal road network. Delays around tram signals can also add to journey times, with seasonal visitor traffic placing further pressure on key routes.

There is, however, growing optimism that the new Dubai Harbour bridge will help improve connectivity and reduce commute times once fully operational. At the same time, Dubai Summer Surprises has brought added activity to the area, supporting local restaurants, retail and leisure destinations throughout the summer.

New project launches & off-plan activity

The Marina's skyline pipeline stayed busy through H1 2026 and continues to shape the area's investment story. Select Group's Six Senses Residences Dubai Marina, set to be one of the tallest residential towers in the world at 517 metres and 122 storeys, with a wellness-first amenity program including a longevity clinic and sound-healing suites, remains one of the most closely watched branded residences in the pipeline, with handover targeted for 2028.

Nearby, ABA Group's Kempinski Marina Residences, which crossed AED 1 billion in sales within 48 hours of its 2024 launch, is still one of the pipeline's standout success stories as it moves through construction toward a Q1 2029 handover. Emaar's Marina Cove is also progressing, with completion scheduled for Q4 2029, while its sister project Marina Shores is under construction with a completion date that varies by source (reports range from Q4 2026 to Q4 2027), all keeping off-plan interest in the community elevated.

Biggest highlight of the month

One of the most significant updates for Dubai Marina this July is the phased opening of the new Dubai Harbour - Sheikh Zayed Road bridge, a long-awaited infrastructure improvement expected to ease congestion and strengthen connectivity across the area.

Alongside this progress, Dubai Summer Surprises has brought additional activity to the community’s restaurants, retail and leisure destinations, making July a particularly active month for both infrastructure and lifestyle developments.
